What is Heating Maintenance?

Heating maintenance is a service provided by HVAC companies. It involves a professional inspection service for your furnace, gas furnace, heat pump or geothermal heat pump. Unfortunately, most homeowners only contact HVAC companies when their heat breaks down. If more homeowners treated their heating and air systems as they do their cars, then furnaces would be less prone to break downs.

What is Included in Heating Maintenance?

A heating tune-up involves inspecting the entire units’ components. It will also involve cleaning, testing, lubricating, and adjusting the components of the heating system. Below is a checklist for heating maintenance. 

  • Inspection and cleaning of the vents
  • Looking for signs of damage and / or corrosion with the heat exchanger
  • Replacing and / or tightening any loose or bad electrical connections and wiring
  • Inspection and testing the blower motor
  • Inspecting the burner and flame sensor
  • Checking the belts for signs of damage or cracking
  • Calibrating the thermostat if needed for optimal efficiency
  • Cleaning and / or replacing the air filter
  • Inspecting and testing the heating system’s safety controls and startup cycle

If the heating system is an oil or gas furnace, additional deliverables will be included in the heating maintenance. Below are some of the additional deliverables:

  • Checking the fuel lines for leaks
  • Inspecting and testing the gas pressure, burner, and pilot light

How often should I get a heating tune-up?

Metro Express Service recommends that you should have your furnace tune-up performed at least once a year. The best time to have this performed is in fall. If you use a heat pump, then we suggest you have the heat pump equipment inspected twice a year. The best time to have a heat pump tune-up is in the fall and spring.


If you or anyone in your home has serious respiratory problems or a compromised immune system, it may be practical to have HVAC tune-ups performed every quarter.
